The 10-Week Course

Understand the Full Path of a Real Estate Deal — in 10 Weeks

OPM Launchpad is a 10-week education experience designed to help you understand how real estate deals are found, analyzed, funded, managed, and exited. The goal isn't to promise funding or guarantee results — it's to give you the clarity to understand the full deal path before you step into a deal.

How the Course Works

One focused live class a week for ten weeks — built to be manageable while still giving you real implementation support.

Each week is one 90-minute live class, plus an optional 30–45 minute midweek office hour / deal lab for questions and real-deal walkthroughs.

The 10-Week Breakdown

Ten weeks. Each one builds on the last — from finding an opportunity, to running the numbers, to funding, risk, execution, and the exit. By the end you can see the whole path before money ever enters a deal.

01WEEK

The Rules of the Game

Get oriented around what OPM Launchpad is and is not, then see the full path of a deal end to end — opportunity, numbers, funding, risk, project management, execution, and exit.

WHAT THIS WEEK COVERS
  • What OPM Launchpad is and isn't
  • The full deal path at a high level
  • Where you currently fit in the process
  • How to get the most from the course
WALK AWAY WITH

You understand the full deal path and where you currently fit.

TOOL: OPM Readiness Form

Next step: Find your lane — deal flow, capital, construction, or foundation.

02WEEK

Finding the Opportunity

Learn where deal flow actually comes from — free and paid channels, who to call, and why being unknown is often the real problem. Then separate leads from deals, and deals from fundable deals.

WHAT THIS WEEK COVERS
  • Free and paid deal-flow channels
  • Who to call and how to reach them
  • Why obscurity is the real deal-flow problem
  • Difference between a lead, a deal, and a fundable deal
WALK AWAY WITH

You know where deal flow comes from and why a lead is not automatically a deal.

TOOL: Deal Source Tracker

Next step: Already have deal flow? This is where it starts becoming fundable.

03WEEK

Understanding the Numbers

Learn the math behind a deal — ARV, rehab, closing costs, holding costs, financing costs, margin, and max offer — taught as guidelines, not laws.

WHAT THIS WEEK COVERS
  • ARV, rehab, closing, holding, and financing costs
  • How margin and max offer are calculated
  • How to read a net sheet
  • Why formulas are guidelines, not laws
WALK AWAY WITH

You can explain ARV, rehab, holding costs, financing costs, max offer, and margin.

TOOL: Max Offer Calculator
04WEEK

Rehab Estimating and Scope

Learn to classify rehab levels — make-ready, cosmetic, light, medium, and heavy — and why estimates must include variance, reserves, and judgment.

WHAT THIS WEEK COVERS
  • The levels of rehab and classification
  • Why estimates have variance + reserves
  • Building judgment into a scope
  • Turning a property into a review candidate
WALK AWAY WITH

You can classify rehab level and understand why estimates need reserves.

TOOL: Quick Underwriter
05WEEK

Underwriting and Comps

Learn comp selection and defense — spotting bad comps, salability vs value-add, garage conversions, ADUs, amenities, and how to defend an ARV.

WHAT THIS WEEK COVERS
  • How to pull and select comps
  • How to spot and reject bad comps
  • Salability vs value-add and amenities
  • How to defend your ARV logic
WALK AWAY WITH

You can pull and defend comps and explain ARV logic.

TOOL: Comp Review Checklist
06WEEK

Debt, Capital, and Funding Structure

This is where the course becomes distinctly OPM. Learn private money, hard money, and traditional lending — plus LTV, LTC, points, interest, draws, reserves, credit, liquidity, and what lenders actually expect.

WHAT THIS WEEK COVERS
  • Private, hard money, and traditional lending
  • LTV, LTC, points, interest, and draws
  • Credit, liquidity, and reserves
  • What lenders and capital partners expect
WALK AWAY WITH

You understand the mechanics of OPM and borrower requirements.

TOOL: Capital Readiness Checklist
07WEEK

Deal Approval and Risk Review

Turn everything so far into approval logic. Learn borrower, property, market, construction, and exit risk, deal-package standards, and approve / revise / decline thinking.

WHAT THIS WEEK COVERS
  • Five Pillars of Risk: Borrower, Property, Market, Construction, Exit
  • What a clean deal package looks like
  • Approve / revise / decline thinking
  • How reviews actually happen
WALK AWAY WITH

You can identify project risks and package a deal for review.

Add a dedicated project-management layer: the business side of running construction projects after closing.

  • Option period, inspection, and job scope
  • Contractor onboarding and work orders
  • Timelines, draw control, and change orders
  • Budget tracking and problem-solving
WALK AWAY WITH

WHAT THIS WEEK COVERS
  • Flip, rental, and refinance exits
  • Pricing strategy and incentives
  • Listing presentation and price drops
  • Building a concrete Plan B
WALK AWAY WITH

You can plan resale, rental, refi, and pricing strategy.

  • Lessons learned and what's next
  • Deal submission standards
